What types of apartments are available and what is included in the rent?

We offer a variety of luxury apartments ranging from studio apartments to 3-bedroom apartments. All apartments are fully furnished and include basic appliances. The rent includes management of the property and access to all our facilities like the gym, swimming pool, and study rooms. Tenants are responsible for utility payments.

What is the lease term and how do I apply for an apartment?

We offer flexible lease terms. You can apply online through our website. All reference checks will be handled by third parties. Tenant selection would be solely depending on landlords’ final decision. The individual tenant needs to pass all relevant reference checks, and the deal can only be signed upon mutual agreements on both parties.

What amenities are available?

Our luxury apartments come with a fully equipped kitchen, in-unit laundry, free high-speed internet in the lobby, and more. Tenants will be required to register for their own Wi-Fi within the property. Properties owned by The Goat Residential are guaranteed to have its own fitness center, swimming pool, and business center for our residents. Some properties also include access to a car park, sauna, common area, cinema room etc.

What is the policy on lease renewal and rent increases?

The Goat Residential offers a range of property management services, including legal notice period handling, which might involve lease renewals and rent increases. Rent amount is set by the landlord and should be outlined in the tenancy agreement. Rent is typically paid monthly in advance. The Goat Residential provides a rental review and valuation as part of their premium package services.

What is the policy on roommates?

We do allow roommates, but each individual must complete an application and meet our rental criteria. We also offer a flatmate-finding service where we facilitate communication between potential flatmates to ensure they are compatible and have similar expectations.

Can I have pets in the apartment?

Yes, we are a pet-friendly apartment complex. However, certain restrictions and a pet deposit may apply.

Are there a range of rental prices per square foot?

Residential properties are typically priced by total rent instead of a unit rate (price per square foot). However, the range of rental prices per square foot can be provided upon request.

Safety & Security

Can you provide information about the safety and security of the neighbourhood where the property is located?

The safety of our residents is our top priority. We have 24/7 security and CCTV cameras installed throughout the complex. All Goat owned & verified properties need to pass our internal security measures before any verifications being assigned.

What security measures are in place at the property?

We have CCTV, secure access, and on-site security personnel to ensure the safety of our residents.

Lease and Finances

Can you provide information about lease duration and terms?

We offer flexible lease terms. The specific duration and terms will be outlined in the tenancy agreement.

What are the payment terms for rent and security deposits?

Rent amount is set by the landlord and should be outlined in the tenancy agreement. Rent is typically paid monthly in advance. The security deposit is limited to five or six weeks' rent, depending on the annual rent. The deposit must be returned within 10 days of the end of the tenancy following agreement on how it is to be returned, or the settlement of any dispute.

Are utilities and other services included in the rent price?

Tenants are responsible for utility payments and this should be covered in the tenancy agreement. Landlords cannot make a profit on the resale of utilities like electricity. TVlicence, communication services, and related fees should be specified in the tenancy agreement.

Support

Is there a property manager or support team available to assist with any issues?

Yes, there will be a property manager and a support team available to help with major or minor concerning issues. We will have a 9am to 5pm live chat box under our website, and our clients can also contact the service team via email or WhatsApp.

How does the property management handle maintenance and repairs?

When we receive a request from our clients regarding maintenance and repairs, we would need referencing images and videos to address the issue/defect. We would investigate and inform the landlord on the issue and advise both parties with appropriate actions. After both parties (landlord and tenant) came to an agreement, and once the landlord has given the GOAT approval to act on their behalf, we would connect with local contractors and arrange a time slot with the tenant.

Social Life and Community

Is there a community platform for students to connect and network?

Yes, we do have a community platform for students to connect and network. We also organize social events such as community block party, festive events such as Lunar New Year social dinner, Christmas ball for university students etc.

Are there any events or gatherings organized for students living in the property?

Yes, we organize events such as interior design & furniture sourcing competition, social events like community block party, festive events such as Lunar New Year social dinner, Christmas ball for university students etc.
